To help buyers make informed purchasing decisions, this section provides convenient access to the Association's documents, including the Declaration, Articles of Incorporation, Bylaws, Rules & Regulations, and other information commonly requested during the sales process. Prospective purchasers should review these documents carefully before entering into a contract, as ownership at One Tryon Place includes compliance with the Association's recorded covenants, bylaws, rules, and policies. Certain restrictions—such as pet limitations, leasing requirements, rental management requirements, parking regulations, and other community standards—may affect a buyer's intended use of the property. Reviewing these documents in advance helps ensure that purchasers understand both the benefits and responsibilities of condominium ownership at One Tryon Place.
- 23 condominium units.
- Monthly HOA dues: $266. Includes water, sewer, trash, and recycling collection
- Master policy insurance assessment is assessed annually in May and apportioned to each unit based on square footage. This is not included in the monthly HOA dues.
- Special assessment runs through February 2027 and is apportioned to each unit based on square footage. This is not included in the monthly HOA dues.
- Units with modifications: Certain units contain owner-installed modifications or additions. Responsibility for maintenance and upkeep of approved modifications transfers to future owners in accordance with the governing documents.
Before Your Client Makes an Offer
Please ensure your client is aware of the following important community requirements:
- Minimum one-year lease term.
- All rental units must be managed by a professional property management company.
- Short-term rentals including Airbnb and Vrbo are prohibited.
- Pet restrictions apply, including a maximum weight limit of 25 pounds for dogs
- Parking restrictions and guest parking rules apply.
- Owners and tenants are required to comply with all governing documents and Association rules.
